The three-bedroom home for sale atop theGatwick building in St Kilda was renovated by Queenslanders Jess and Norm in the 2018 season of the show,which airs on Nine,owner of this masthead.

It waslisted last autumn for the first time since its auction with a price guide of $3.4 million to $3.7 million,but it did not sell.

It wasrelisted this winter with a guide of $3 million to $3.3 million and a different agent.

Its asking range has now had another trim to$2.9 million to $3.15 million.

The latest expectations are slightly above its 2018 sale price of $2,859,000,when public records show the buyer was tech entrepreneur and Aconex co-founder Rob Phillpot,via a corporate entity. He also snapped up the swish apartment next door,created by former netballers Bianca and Carla,for $2,991,000.

For their money,a buyer would get a gourmet kitchen with butler’s pantry,statement suspended fireplace,a lavish outdoor entertaining terrace with built-in barbecue and sweeping city views.

Marshall White Port Phillip selling agent David Barber would not comment on the change in price guide,but said the residence would suit a downsizer buyer who sold their family home in the suburbs and could bank the leftover cash.

He said standout features include the four-metre high ceilings and herringbone flooring along with the wraparound terrace and views.

“Four-metre ceilings,you don’t get that in most houses because it’s a 1920s building,” he said. “Everything that is in this particular apartment is in grand proportions.”

He said the apartment had been leased out by its investor owner,although he would not comment on the owner’s identity.

The local property market has been strong for downsizers and there was scant comparable stock for sale,he said.

There are two other apartments for sale in St Kilda in the $2.5 million to $3.5 million price bracket,searches show,and both are in the new St Moritz development.

Melbourne’s luxury property market has been quiet this winter and over the school holidays as many well-heeled prospective buyers and sellers took the opportunity for a European holiday after the previous year of travel restrictions.

Potential investors have also been weighing up a string of interest rate rises from the Reserve Bank and a looming increase in land taxannounced in the Victorian government’s budget this year.

Last year’s season ofThe Block had varied results.Best mates Omar and Oz made a profit of $1.69 million,the biggest win in the show’s history,for their tree-change house bought by IT entrepreneur Danny Wallis.

But Dylan and Jenny’s house passed in at auction on a bid of $4,075,000 in November, then sold in February for $3.9 million.

Homes from past seasons of the show have attracted prominent buyers such as comedian Dave Hughes,who bought an Elsternwick house in 2017 for $3,067,000. Former ABC director Joe Gersh owns an apartment in South Yarra’s Blocktagon building.

The median price for an apartment in St Kilda is $527,000,on Domain data,down 5 per cent in the past five years.
